hOW dO i APPLY TO RENT?

dO YOU HAVE RENT SUBSIDIES?
We do not manage a subsidy program. However, we are able to accept housing subsidies, including but not limited to:
- Vermilion Housing Foundation
- Rent Assistance Benefit
- Metis Nation

dO YOU ACCEPT PETS?
Yes. All of our housing is pet-friendly and we welcome small pets. Pets must be appropriately socialized, trained, and follow local licensing and other bylaws. You will be responsible for pet clean-up, maintaining the yard, and any damages incurred from your pet.
cAN I SMOKE IN YOUR HOMES?
No. All of our homes and any associated dwellings or outbuildings are strictly non-smoking. This includes recreational marijuana, pipes, ceremonial pipes, incense, tobacco, cigarettes, cigars, vaping, and any other form of smoking.
You also may not have or grow marijuana plants inside any dwelling on the premises. Failure to comply will result in automatic forfeiture of your security deposit and may result in eviction.

dOES THE HOME HAVE APPLIANCES?
Some of our units may have appliances. If they are in the unit, they are there solely out of convenience and we do not accept responsibility for their operation.
cAN i SEE THE PLACE?
Yes. We can arrange a showing to view the property. If you live out-of-province, please let us know and we can send you a video and some photos.

dO i HAVE TO PAY A DEPOSIT?
Yes. Security deposits are mandatory. We will inform you of the amount during your application process and acceptance. We will require this amount upfront to secure the property.
Following receipt of funds, we will email a lease package for signing. You will also fill out a mandatory unit inspection at move-in.

wHEN DO I GET MY DEPOSIT BACK?
We hold your security deposit in trust for the length of your time in our property. At move out, we will perform a unit inspection and you will receive a statement of account.
Any damages, fees, or unpaid rent will be deducted from your security deposit. However, you may not use your security deposit as payment of rent. If there are no fees or costs incurred, we will return the deposit.

Do I Need Tenant Insurance?
Yes. Tenant insurance protects your personal belongings and valuables from damage, theft, fire, loss, or other risks. It is a requirement of your lease as we are not responsible for your personal items.
